Question: Are Home Inspections required by law?
Answer: No. However most, if not all mortgage companies will
require a Home Inspection.
Question: Who is responsible to pay for the Home Inspection?
Answer: The Buyer
Question: Are Home Inspections ever conducted by the seller?
Answer: With recent economic changes and changes in the
housing market more home owners (sellers) are having Home Inspections performed
for two reasons 1) they want to be prepared of the possible issues with their
home prior to putting their home on the market and 2) As a marketing tool once
their house is placed on the market to show potential buyers the condition of
their house. (it is always recommended and possibly necessary, to have a home
inspection by the buyer and not only rely on the information the seller
supplies)
Question: Once a Home Inspection is completed what step is next?
Answer: The buyer and their attorney will review the home
inspection and determine what repairs, if any, need to be made prior to
closing.
Question: Are sellers required to make any or all repairs recommended
by the home inspector?
Answer: No. This
issue is something to discuss with the buyers attorney and every situation is
unique.
Question: After the home inspection can the buyer contact the home
inspector regarding questions they have?
Answer: At Eagle Eye Home Inspectors this is something we
strongly encourage. We are here to
answer any questions you may have regarding the home inspection.
Question: Should a Home Inspection be performed on a newly constructed
house.
Answer: We recommend a home inspection is performed on any home being purchased.
Question:
It appears that the house we are
planning to buy has had some remodeling done, should we assume this was done
correctly?
Answer: At Eagle Eye Home Inspectors, we
recommend that prior to purchasing your home that you check with the local
authorities to see what permits have been issued for the home you plan to
buy. Also you may want to contact the
contractor that performed the work to see if there are warranties to the work
performed and if they are transferrable to a new owner.
Question: How
long will the Inspection take?
Answer: Most Inspections take about three to four
hours. These times may vary depending on the size, age & condition of the
home.
Question: Should I be present during the Inspection?
Answer:
We recommend that you be present at the site of the inspection, from
start to finish.
Question: Do you offer to do repairs or improvements based on
the inspection?
Answer: At Eagle Eye
Home Inspectors, we see this as a conflict of interest and we do not perform
repair or contracting work on any house we inspect.
Question: How are the areas of a home inspection determined?
Answer: All inspections are performed in accordance
with the N.J. Administrative Code (N.J.A.C.) 13:40-15 for Licensed Home
Inspections

house?

recommend that you check with local authorities to see when a permit is
required.
Question: Should we get a permit for replacing an item like a hot water
heater?
Answer: At Eagle Eye Home Inspectors, we recommend that you check with local authorities to see when a permit is required. In many towns replacing a hot water heater requires a permit.
Answer: Contractors might have some experience regarding permits, however we recommend that you check with local authorities to see when a permit is required. Permits are a way to help protect the consumer against poor installation or craftsmanship.
Question: We are purchasing a ranch home with plans of add a second apartment. Can we do this?
Answer: We recommend that you check with local authorities to see what the township laws are regarding home additions. This needs to be done prior to purchasing the ranch home!
