Thermographic imaging, or digital thermography, is a rarely offered, high tech inspection service which essentially allows us to look at surface temperatures looking for anomalies.
Its applications are vast, from detecting hidden leaks; to looking for missing insulation in finished spaces. The presence of hidden defects is something most home inspections do not catch. Because of the natural restrictions of a home inspection, that it be noninvasive and limited to what is observable and accessible, the digital thermography allows us to add a layer of certainty to an inspection by revealing what is otherwise invisible.
Common issues found with digital thermography include hidden plumbing leaks, missing or failing insulation, and improper drainage or penetration of water in exterior siding materials.
We also use it to track the heating capabilities of radiant systems such as heated floors and ceilings.
